India Real Estate Deal Value Drops 36% To $763 Million In Q1 2026, Volumes Rise

Deal activity in India’s real estate sector declined in value to $763 million in Q1 2026, marking a 36% year-on-year fall, while volumes increased 14% to 32 deals, according to Grant Thornton Bharat.
On a sequential basis, deal volumes rose 23.07% compared to the previous quarter, but total deal value fell sharply from $3 billion, making it one of the lowest quarterly values since Q4 2023.
Shift Towards Smaller Deals
The increase in the volume and reduction in deal value can be explained by a move towards small and medium-size deals within the quarter. According to the report, this is due to a lack of major deals along with a cautious approach to funding.
Transactions include mergers & acquisitions (M&As), private equity and venture capitalist funding, and transactions made in the public market including IPOs and QIPs.
Commercial Segment Dominates Transactions
The Commercial property was the leader in terms of transactions for the first quarter of 2026. This segment held a share of 38% in overall transaction volumes while 62% share belonged to deal value.
Two major transactions together contributed $466 million. These included an investment of $378 million by Blackstone in South City Mall and a $89 million investment by Nuvama-Cushman Prime Offices Fund, as per the report.
Residential And Investment Trends
The residential sector reported six transactions worth $178 million. There was an active participation of investors, but the deal amounts were relatively small.
There were 19 M&A deals worth $305 million during the period under review. This signifies the on-going consolidation activity in the domestic market. Private equity deals contributed $458 million to total deal amounts, comprising 13 deals.
The highest-value M&A deal was between RSVM Hospitality and Neterwala Group, where RSVM Hospitality bought a 100 percent stake in Neterwala Group for land in Thane, worth $55 million. The largest PE transaction was a $139 million investment by Alpha Alternatives in ASF Infrastructure.
Primary Market Activity Remains Muted
There was no transaction in IPO or QIP in the real estate industry for the period of Q1 2026. On the other hand, there were two IPO and two QIPs that had raised roughly $916 million collectively.
General Trend
The investment was limited to commercial properties such as office and retail properties, which accounted for most of the deal value. From the above information, it is clear that investors have participated in the industry and have invested in income-producing properties.
