India Real Estate Draws Record $9.5 Billion in Q3 as Foreign Investors Return

India’s real estate market saw a sharp rise in investment during the July-September quarter of 2026, with equity capital inflows reaching a record $9.5 billion.
The amount was more than double the $4.4 billion invested during the same quarter last year and well above the $3.8 billion recorded in the April-June quarter of 2026, according to CBRE’s India Market Monitor – Investments Q3 2026.
Foreign investors were a major part of the pickup. They accounted for around 59% of the money invested during the quarter, with US investors making up 90% of foreign capital. Canada, Singapore and Japan were among the other sources of overseas investment.
The September quarter also saw institutional investors take a much bigger role. Their share of overall investment stood at nearly 79%, compared with about 28% in the previous quarter. Developers accounted for another 13%.
Much of the money was directed towards data centres, completed office properties and land or development sites. Together, these three areas attracted nearly 91% of all capital invested during the quarter. Data centres recorded a particularly strong increase in investment compared with both the preceding quarter and the same period last year.
Mumbai attracted a sizeable portion of the investment, with Mumbai, Delhi-NCR and Chennai together accounting for about 53% of quarterly inflows. Deals spread across multiple cities contributed another 15%.
Land purchases were also largely tied to future development. Around 72% of the money deployed in site and land acquisitions was intended for office, residential and data centre projects. The remaining capital went towards mixed-use developments, hotels, retail properties and industrial and logistics projects.
Alongside direct investment, platforms worth around $1.6 billion were set up across established and emerging segments of the real estate market during the quarter.
The strong July-September period has taken investment in Indian real estate to $18.6 billion in the first nine months of 2026. That is already above the $14.2 billion invested during the whole of 2025 and nearly twice the amount recorded during the corresponding nine-month period last year.
The nature of investment has also changed from 2025. During that year, land and development sites accounted for more than 46% of inflows, while completed office properties contributed around 28%. In 2026, data centres have become a more prominent destination for capital alongside these traditional real estate assets.
