Property Share Investment Trust-Propshare Celestia is a book build issue of ₹244.65 crore, entirely comprising a fresh issue of 2,330 units aggregating to ₹244.65 crore. The SM REIT opened on April 10, 2026, and closed on April 16, 2026. The allotment is expected on Friday, April 17, 2026. The price band was set at ₹10,00,000 to ₹10,50,000 per unit.

Utilisation of IPO Proceeds

The proceeds will be utilised for acquisition of Project Celestia and payment of sinking fund to society by Celestia SPVs, and reimbursement or direct payment of statutory charges under applicable laws (including stamp duty, registration, surcharge, and cess for the registration of sale deeds) to the Investment Manager for the Proposed Acquisition by way of lending to the Celestia SPVs and subscribing to the equity and debt instruments of the Celestia SPV (₹237.91 crore), and general purposes.

Business Overview

Property Share Investment Trust is engaged in the infrastructure investment segment as an investor. It plans to invest in six Celestia SPVs from the issue funds.
