Anarock Property Consultants Files Papers for Rs 1,000-Crore IPO

Mumbai-based real estate advisory firm Anarock Property Consultants is preparing to enter the public market with an initial public offering of up to Rs 1,000 crore. 

The company has filed its draft red herring prospectus with the Securities and Exchange Board of India (SEBI), outlining an issue that will combine fresh fundraising with a sale of shares by existing shareholders. 

According to the draft papers filed on September 30, the IPO will include a fresh issue worth Rs 550 crore and an offer-for-sale (OFS) of up to Rs 450 crore. Existing shareholders, including investor 360 ONE, will participate in the OFS. 

Anarock May Raise Rs 110 Crore Before IPO 

The Anuj Puri and Rohin Raja Shah-promoted company may also consider raising up to Rs 110 crore through a pre-IPO placement. 

If the placement goes ahead, the size of the fresh issue will be reduced by the amount raised before the IPO. 

Anarock operates across four areas of the real estate value chain — transaction advisory, leasing and investment advisory, management services, and technology solutions. 

Rs 120 Crore Earmarked for AI and Technology 

A part of the money raised through the fresh issue is expected to go towards strengthening Anarock’s technology capabilities. 

The company plans to use Rs 120 crore from the net fresh issue proceeds for artificial intelligence augmentation and technology across certain business lines. 

Another Rs 89.5 crore is proposed to be used to strengthen existing businesses and introduce new specialised services by adding talent, with the aim of deepening client engagement. 

Anarock also plans to spend Rs 148 crore to acquire the remaining equity share capital, excluding the ESOP pool, of its subsidiary DSP Design Associates. 

The balance will be used for inorganic growth through acquisitions that have not yet been identified and for general corporate purposes. 

Promoters Hold 66.41% Stake 

Anarock’s promoters currently hold a 66.41% stake in the company, while public shareholders own the remaining 33.59%. 

Among the public shareholders, 360 ONE WAM is the largest. Through several schemes, it holds a 17.12% stake in Anarock. 

FY26 Profit Rises 53.4% 

Anarock reported a profit of Rs 93.2 crore for the financial year ended March 2026, an increase of 53.4% from Rs 60.8 crore in the previous year. 

Revenue also grew during the year, rising 33.8% to Rs 881.9 crore from Rs 658.9 crore in FY25. 

ICICI Securities, IIFL Capital Services and 360 ONE WAM have been appointed as merchant bankers for the proposed IPO. 

With the draft papers now filed, Anarock has formally set the IPO process in motion. The proposed Rs 1,000-crore offering will give the company fresh capital for technology, business expansion and other planned uses while also allowing existing shareholders to sell part of their holdings.
